Tito's: From houses to tacos

From real estate to a taco shop? It doesn’t sound likely, but in the case of Danny Damian and his wife, Sue, it’s a perfect transition. When the recession hit in 2008, the real estate and housing market plummeted, and like many other self-employed realtors Danny and Sue were met with the challenge of how to maintain a steady income in an unsteady market.

Having worked at his family’s taco shop since he was a young boy, opening up his own taco shop was the obvious choice for Danny when looking for another source of income. “I’ve been working at a taco shop ever since I can remember, but I never thought I’d do it again!” Danny explains.

Well, all that experience is paying off. After just one and a half years, Danny and Sue have two taco shop locations in Logan Heights and another that recently opened in La Mesa four months ago. They’ve doubled the number of employees hired, currently employing eight people to run both locations.

Unlike most ACCION clients, the Damians never sought financing from a traditional bank, but instead as a start-up went straight to ACCION at the recommendation of one of their real estate clients. While starting their first location, the Damians needed financial capital to install a kitchen hood system. In February 2010, they successfully obtained an $8,000 loan from ACCION when they needed it the most. After buying the second location, another loan was needed for a similar hood installation, and they were able to obtain a second $7,500 ACCION loan in July 2011.

As you can imagine, running two businesses is not easy. To be real estate agents by day and taco shop owners by night, the Damians work seven days a week in order to keep up with their double life. A typical day starts at 8 AM doing real estate; then, at 3:30 PM they put on their Tito’s uniform and serve tacos till 11 PM.

But the secret to their success isn’t much of a secret at all. Every month, Danny and Sue sit down together and revisit their business model to see what they can work on, and then they work on it. It’s as simple as that. Hoping to eventually stop selling real estate and work at their taco shops full time, Danny and Sue are confident in their business and want to open at least two more locations in the future.

What Danny most enjoys about running his taco shop is getting to know his customers. With a lot of other businesses surrounding their Logan Heights shop, lunchtime is busy, and local workers can often be found eating inside the music-filled shop.

The biggest challenge for Danny when Tito’s opened was getting the word out, especially with the fierce competition coming from existing Mexican food places. However, Danny soon figured out that the same marketing he uses in his real estate business could be used to promote his taco shop. He used bench ads, print advertising, and flyers to cleverly and efficiently promote his real estate business on one side and Tito’s on the other.

A more recent challenge is the steady rise of food costs. As a business, Tito’s is forced to absorb the cost since raising menu prices may result in the loss of customers. Nevertheless, Tito’s is here to stay.

Danny’s advice to those wanting to start their own business? “Do it now. Don’t think about it too much, don’t over-strategize, just do it.”

Separating Business & Personal Finances

Money management is one of the most difficult tasks for most business owners. In the early days of your business, you may experience a very uneven income stream – even utilizing personal funds for startup expenses and operating at a loss. However, as your business grows, it may become your primary source of income. Ultimately, it can become easy for your personal and business finances to become intertwined; however, it is very important to keep the two separated.

The most important reason for separating business and personal finances is for tax reasons. As a business owner, you may be entitled to certain deductions for your business, such as expenses for a home-office or mileage. Many of these deductions are not available to individual tax payers, but only to businesses. Separating your finances is a clean way to ensure you properly follow tax laws and receive all tax advantages you are entitled as an owner.

Another important reason to keep finances separate is record keeping. If you need to obtain financing for a business loan or line of credit, you may be required to show bank statements reflecting business liquidity. Most banks offer business accounts with reporting features, so you can easily prepare financial statements and other business performance reports. Having separation in your accounts will also make it much easier to determine which income and expenses belong to the business.

The easiest way to separate your business and personal finances is to open a business bank account. Depending on your type of business entity, the documentation required by the bank could be little to none. Most banks offer business accounts with options for paying no monthly fees, but fees may vary based on the volume of activity in your account.

Dallmann's: A Sweet Legacy

For Isabella Valencia, owner of San Diego-based Dallmann Confections, making chocolate is a family affair. Her scrumptious chocolates are full of palate pleasing pairings that are the result of age-old family recipes, the use of fine, fresh ingredients, and her own innovative flavor infusions.

Isabella opened Dallmann Confections in San Diego in 2006, but her family has been satisfying sugar cravings across the world since 1954. Though there have been pastry chefs and chocolatiers in her family for many generations, the first of her family to open up their own shop was her grandfather, Guenther Dallmann. In 1954, Guenther opened a small pastry shop in St. Gilgen, Austria which quickly became famous for its delicate, handmade pastries. Due to space limitations, Guenther would create only three different pastries each day. Nevertheless, Isabella fondly recalls looking through photo albums and seeing pictures of his shop packed full of people from all over the world. In fact, her grandfather proudly displayed an autographed picture from Clark Gable on his walls – evidence of how word of his fine pastries had spread far and wide. That small shop has since closed and has been replaced by a much larger shop that is run by her parents.

Despite being raised in a pastry shop, Isabella did not grow up with dreams of carrying on the family business. Because she is friendly and clever, her parents asked her to help run the front of the shop in Austria, and she never really got her hands dirty in the kitchen much. She then came to Southern California as a student of Hotel and Restaurant Management. However, after a few years in the industry managing a gourmet store in Downtown San Diego, Isabella decided she wanted a career change.

Isabella flew back home to Austria and spent months in the kitchen learning the family craft from her parents. After only a few days up to her elbows in pastry flour and chocolate, she had fallen in love. So, she returned to California and continued her training until she was ableto develop her own line and open Dallmann Confections. At first, she rented commercial kitchen space, working hard to first sell her product and then hand-make each order on her own. Eventually, through the success of the business and with the help of her parents, she was able to purchase her own kitchen space – but she was still only selling her product online or through direct sales.

Isabella took out an ACCION SD loan to expand her business by designing and opening a chocolate boutique in the Flower Hill Promenade in Del Mar. The retail space, Dallmann Fine Chocolate Boutique, not only sells Dallmann Confections products, but also hosts a number of classes and tasting events that educate people on creative ways to pair chocolate with other foods, or even make their own chocolate! Since receiving the ACCION loan, Isabella has hired four people to work in the retail space to help her meet the increased demand for her product. She has also worked with local culinary schools to create educational internships that allow students to come study her work in the kitchen.

Isabella’s favorite and most popular creations include the sea salt caramel truffle and the crunchy almond wafers that are coated in milk chocolate. Client Spotlight: Lash Out! For Long Lashes

Eyelash extensions are the latest fashion trend to hit the beauty industry. Jeannie Owens, founder and owner of Lash Out!, is an innovator in this growing field, and is not only a skilled eyelash extension professional, but also creates and distributes her own line of eyelash products and runs a training school. Her boutique is booming in fashionable La Jolla where she has served such celebrities as Lisa Marie Presley.

Jeannie was already in the salon business, when a friend of hers got eyelash extensions right as they were breaking into the market six years ago. She saw the growth potential in this product and decided to specialize. Jeannie took out an ACCION SD loan in July 2008 to develop and distribute her own product line and begin her training school. Being a single mom, Jeannie works hard at growing her business to provide for her son. Preparing Well For Retirement And Beyond

Thinking about the future is scary no matter who you are. But for business owners and entrepreneurs who do not have the same retirement options as private enterprise employees, planning and preparation are especially important in order to ensure a stable lifestyle when the time comes to retire.

Last month, ACCION hosted a seminar entitled, “Retirement and Tax Planning for Business Owners” presented by Douglas D. Shoemaker. He is the co-founder of Total Wealth Management, Inc. and an Emeritus Chapter President for The Society of Financial Awareness, a non-profit educational organization.

He started his presentation with some food for thought: When do I want to have the option to stop working? How much money will I need at that time? Does my debt and other monthly expenses prevent me from making good investments? Do I truly believe that my 401(k), 403(b) or 457 will be my salvation in retirement? These are all questions to think about when preparing for retirement.

Rather than just focusing on obtaining financial products (IRA, life insurance, mutual funds, etc.) he encouraged the audience to create a financial plan with a defined purpose and timeline with short, mid and long-term goals. A financial plan should include: cash flow management, debt management, risk management, opportunity fund, long-term accumulation, and estate planning.

Shoemaker emphasized that being fiscally fit is following a set of behaviors and adjusting the way you think about determining your financial place in life. This can lead you to financial independence.

While many of us who work here, know the importance of Microfinance, the impact of it is beginning to be known in a much more widespread and direct Manner.

Earlier this week, one of our Clients was featured in the San Diego Business Journal , in an Article by Mike Allen.

From the article, Mike Writes:
"Lewis and three other entrepreneurs talked about their experiences in seeking and getting the money to help grow their businesses and take them to new levels. Soon after opening his barber shop in 2006, Lewis realized he needed more chairs to accommodate an unexpected flood of customers. But his bank, where he did business for many years, said no can do.

Like many other small business owners, who have dreams which need funding to fulfill, Mario initially turned to a bank to get his funding, but due to their requirements, could not help him. However, the impact that Mario's initial $2000 dollar loan created, has left a lasting impact on the community at large and will create new jobs to positively impact the economy.

Entreprenuerial Aztecs seek non-traditional financing for their business ideas

The event filled the rooms near capacity; with the total number of registrants nearly double that. According to ACCION San Diego's Director of Finance, Javier Islas, the event was a huge success, “The atmosphere in the ballroom was absolutely electric” said Islas. "When I attended the workshops, it was obvious that everyone was very engaged, taking a lot in and learning.” He continued “They were extremely well attended, and along with informative panels composed of extremely qualified individuals; it made for a very educational day.”

Champion Lock and Safe has now been in business 17 years, and has continued to grow and reach out to the community. They help sponsor a small north county little league, and are striving to become more technologically inclined to expand their business from just the analog methods most people associate with "Locksmiths".

Owners of Champion Lock and Safe, Kim and Robert Woods, are not your typical small business owners. Although like most entrepreneurs, Robert began with the dream of being his own boss and claiming ownership of his own business. Through hard work, determination, wise entrepreneurial decisions, sound counseling and access to capital, they came to own a successful locksmith business.

The Woods initially sought a loan from traditional banks, but were turned down due to personal credit challenges. After seeing a television advertising spot from ACCION, the Woods decided they would apply for a loan with ACCION as an alternative means to financing. ACCION gave tangible support services to the Woods in efforts to raise their credit, and also approved them for a business loan of $20,000 for the improvement and expansion of their business.

Since receiving the loan, the Woods were able to expand their business by purchasing technologically-current equipment and a cost efficient second work vehicle. Kim Woods quoted, "What I loved best working with ACCION was the relationship, rapport and support base that ACCION gives. They don't just hand you the money and that's the end; their services for clients are continual with workshops, programs, and other educational tools for small businesses."

Robert first began working in the repossession business, and though this was not the most fulfilling line of work for Robert, he did enjoy the task of making keys. Robert also had a friend who was a locksmith; only stimulating his curiosity with key making. The combination of his experience with the repossession business, and the planted seed by his locksmith friend, eventually made his dream a reality.

Robert took his first step in the entrepreneurial track, and bought an existing Locksmith business that had been in practice for over twelve years. Soon after, his wife Kim left her work at a doctor's office and joined him. After 7 years of being in business, the Woods realized their need for financing to purchase equipment that makes copies of keys with internal transponders (many newer cars have these types of keys). Having this equipment would allow Woods to retain customers needing this service, and to generate more revenue since the price to make these keys are on the higher end. Furthermore, Woods realized the need for a newer work van to be used for on-site smaller jobs. Their old larger commercial truck was diesel and was no longer cost-effective.

Her advice to new entrepreneurs, is "Make sure it's your passion; starting a business takes a lot of time and effort. If you do begin the process of starting a business, be sure to get help, wise counsel and continue to learn! Things like ACCION's workshops help people learn about tools that are available for small business owners while sharpening their business skills."

It has been recently brought to our attention by our friends at San Diego Gas & Electric, that a few individuals are using their business name in an attempt to gain information, and commit fraud.

This lead us to think, why not compile some information on how to avoid fraud, and share it with all of our friends and clients!

So, below we'll be talking about some basic tips on what to look for to stay safe and avoid fraud, as well as identity theft.

For Small Businesses, often setting up in a new building, or in a new office, can involve lots of people coming and going. This time is a prime time for those individuals so inclined, to prey on small business owners.

If you are unsure about the identity of your service person, all SDG&E Employees are required to carry a Photo ID Badge, feel free to ask for one if they drop by.

4 Ways to Avoid Small-Business Fraud

Lastly, many successful business men and women are often enticed by the prospect of investment. Though many of those who do regularly invest know these things, they are still important tips from the Securities and Exchange Commission.

"Here are some red flags warnings of fraud:

If it sounds too good to be true, it is. Compare promised yields with current returns on well-known stock indexes. Any investment opportunity that claims you'll get substantially more could be highly risky. And that means you might lose money.
"Guaranteed returns" aren't. Every investment carries some degree of risk, and the level of risk typically correlates with the return you can expect to receive. Low risk generally means low yields, and high yields typically involve high risk. If your money is perfectly safe, you'll most likely get a low return. High returns represent potential rewards for folks who are willing and financially able to take big risks. Beauty isn't everything. Don't be fooled by a pretty website - they are remarkably easy to create.
Pressure to send money RIGHT NOW. Scam artists often tell their victims that this is a once-in-a-lifetime offer, and it will be gone tomorrow. But resist the pressure to invest quickly, and take the time you need to investigate before sending money. If it is that good an opportunity, it will wait.

Con artists are experts at gaining your confidence. So be certain to treat all unsolicited investment opportunities with extreme caution. Whether you hear about the opportunity through an email, phone call, or a fax, be certain to check out both the person and firm making the offer and the investment they are pushing.

Remember - an educated investor is our best defense against fraud!"

FINANCE: Organization Has Distributed More Than $15 Million in Loans

Mission of organization: Provider of micro-loans, ranging from $300 to $35,000, and support services to small businesses that lack access to traditional financing sources.

Mike Colvin had a concept for a small business, a plan, and a $50,000 nest egg to launch the enterprise, a European-style delicatessen. What he didn’t have but needed desperately was additional working capital to help defray the startup costs to renovate the space, and pay for inventory.

Having decent credit, Colvin turned to three banks in mid-2009 but they all declined to advance him credit.
“They all told me they couldn’t make me a loan without being open for at least a year,” said Colvin, 45.
He then heard about Accion San Diego, a provider of business loans from $300 to $35,000, aimed at helping small startup businesses or borrowers with a dinged credit history.

The nonprofit organization looked at Colvin’s plan, his credit history and business plan, and advanced him a three-year, $20,000 loan at 14 percent annually. In late 2009, Colvin and his partner, Julius Patam, opened Savory Deli & Market in the University Heights area of San Diego. While the business in the restaurant-rich area was a bit slow getting out of the gate, Colvin said the restaurant’s sales last year broke through to six figures and is on track to grow 20 percent this year.
If the deli continues picking up catering jobs and obtains a beer and wine license, Colvin said he’ll add a part-time job to go with the three existing jobs at the deli.

Helping More Businesses
More startup businesses like Colvin’s are finding the financing they need at Accion, which recently passed $15 million in dispersed loans for its 16-year history. Elizabeth Makee, Accion San Diego’s executive director, said many of the borrowers who got loans did not have much of a credit history, weren’t in business very long, or had past “credit challenges” that excluded them from obtaining traditional bank financing.
In the last three years, Makee said there’s been a trend in larger, existing businesses seeking financing, which has led to larger loan sizes.

In many instances, banks that rejected these borrowers are sending them to Accion’s office in the Diamond area of San Diego. Gordon Boerner, a senior vice president with U.S. Bank and chairman of Accion’s board, said he pitches banks all the time to find new clients. “My pitch to banks is to support us by sending us your customers who you cannot help. If they are approved (by Accion), then by their third loan, we may be sending them back to the bank,” Boerner said.

From 2008 to the end of last year, Accion made 376 loans totaling $3.88 million. The average loan size was a bit more than $10,000, the organization said. That compared with activity from 2005 to 2007, when Accion made 528 loans for $3.8 million, an average of slightly more than $7,000 per loan.

Communication Up, Defaults Down
Because the borrowers lack a long track record in their businesses, and aren’t conforming in other ways to what banks require, Accion’s loans are far riskier. Yet overall default rates had been about 7 percent until the economy began tanking in 2007, Makee said.

“There was a small uptick in defaults during the Great Recession in the last two years,” she said. “In 2008 and 2009, the rate increased to 9-10 percent. Last year, we increased our communication with borrowers and were able to get it back down to about 7 percent.”

Accion obtains most of the funds it lends out from commercial banks, which provide the money to help garner higher ratings from regulators on their community reinvestment activity. Last year, about a dozen banks provided $216,000 in funds to the organization, or 55 percent of the total. An additional 40 percent came from government sources, and the remainder was derived from individuals and foundations, according to the group.

As Accion’s clients and funding have increased, so has its overall portfolio. After its first year in 1994, Accion’s total portfolio was $6,000. By 2002, it was $900,000. At the end of last year, it was nearly $2.5 million.

Although it’s certainly taking greater risks than many banks, Accion carefully evaluates every borrower, looking at 20 factors before deciding whether a loan is approved, Makee said.

“We have to be good stewards of the money we get because we want the banks to keep giving us money,” Boerner said. “We have to prove we can deliver.”

ACCION San Diego celebrates $15 million in micro-loans

ACCION San Diego, a local micro-lending organization that provides financing and free educational resources to small businesses, announced that it has issued $15 million in loans to San Diego County business owners since it was established in 1994.

The nonprofit organization has grown steadily over the past 17 years, and saw a surge in demand during the recession for its loans, which range from $300 to $35,000 and are issued to business owners who lack access to traditional financing.

The 1,500 local businesses that have received ACCION loans include:

Amber Rodgers and partner Kelly Skoglund, owners of Kidsville Playtown, used a $25,000 loan to move their business from Poway to a larger location in Carlsbad. It's an activity center for children and their parents, built to resemble a miniature city. It offers scheduled activities such as story time, puppet shows, music and and learning labs.
Matt Fowler, owner of Music Generations in Pacific Beach, established his business in 2006 with a $10,000 ACCION loan and recently secured additional financing to remodel and expand. The store offers music lessons including guitar, bass, piano and voice; and houses a professional recording studio.
Kyle Smitley established an organic children's clothing line, barley & birch, in Oceanside with a $10,000 loan she received from ACCION in December 2008. Her business revenue is now in the six figures and she was featured by Inc. Magazine in 2009 as one of the "30 under 30" most promising young entrepreneurs.

“With unemployment at an all-time high in San Diego County and credit limits tightened from traditional financing sources, ACCION responds to an urgent and critical need for flexible opportunities to access capital,” said Elizabeth Makee, executive director of ACCION San Diego.

“Local entrepreneurs that we work with are able to start or build their business, obtain free education, contribute to their local economy and provide employment for others, which in turn helps growth in the job market,” Makee said.

The number of loan inquiries is up, along with the average loan size, she said.

Communications Manager – CAMEO

CAMEO is a non-profit membership organization of over 85 Micro Enterprise Development
organizations throughout the state of California. CAMEO’s Mission is to promote economic
opportunity and community well-being through Micro Enterprise development. CAMEO
expands resources, and builds the capacity of nonprofit organizations that provide business
assistance and lending to self employed and micro business owners. CAMEO also promotes
best practices and public awareness of the impacts of Micro Enterprise development,
including advocating at the state and federal levels. We have created the Communications
Manager position to help CAMEO and our members significantly raise the profile of the
impacts of the field on the California economy.

Description of Position
The primary focus of the Communications Manager is to develop and drive CAMEO’s
message to our members, stakeholders, and general public. This position will be responsible
for maintaining consistent messaging across all platforms. A key focus will be developing
relevant content and producing reports about findings, programs and other CAMEO
activities. The Communications Manager will use a variety of online channels including
email, Salesforce, CAMEO website, CEO blog, online campaigns, and other social networks.
Other channels will include media relations and through printed materials.

Key Responsibilities:
1. Create and manage long-term plan for communications and update the plan each
quarter.
2. Maintain website homepage with daily and weekly updates (calendar, events, etc.)
3. Research, create, and manage content for CAMEO website and for email, blog,
member newsletters, and other online campaigns; including advocacy campaigns.
4. Keep website updated with events, program opportunities, relevant data and news,
client success stories, photos, podcasts, videos, etc.
5. Research and categorize relevant blogs and other online info sources relevant to
sector. Help draft CEO blog and updates.
6. Establish relationships with members, track newsletters and pull client success
stories to feature on CAMEO website.
7. Conduct research and provide analysis of member online activity and engagement.
Create a dashboard of key online metrics and generate monthly and quarterly
reports.
8. Manage and segment Salesforce.com database, and Campaigner.
9. Manage online campaigns, ensure that member survey information is ported back to
Salesforce.com database.
10. Empower CAMEO staff to effectively use Salesforce.com database. Create
templates that will assist with communications to core groups.
11. Meet with CAMEO staff and outside consultants (Public Affairs Consultant and
others TBD) regularly to discuss editorial opportunities, network relationships, and
the overall effectiveness of all CAMEO communications.
12. Manage the development of print materials and reports (program reports, annual
report, advocacy papers, etc.)
13. Assist with press releases and media contacts.
Other responsibilities will be added depending on the evolving requirements of the
organization.

Required skills:
1. Strong writing skills, attention to detail
2. Experience with Salesforce contact management system, including setting up
templates, managing campaigns, segmenting data
3. Demonstrated experience in website content creation and management.
4. Demonstrated experience in planning and project management.
5. Experience with web programs: Dreamweaver, Wordpress, HTML
6. Experience with graphic design, typesetting, layout, etc. highly desirable
7. Ability to self-manage and problem solve.
8. Outgoing and professional personality; capable of representing organization to
press, funders, colleagues

We are pleased to say that Kidsville is yet another rewarding story of hard work, smart lending and a combination of wise financial decisions. is a preschooler's dream, and as a work-at-home mom, it may be mine too. This kid-sized city has plenty of opportunities for pretend play, and mom can relax and enjoy comfortable seats and free Wi-Fi while watching the kids.
Open-Ended Imaginative Play
One of my biggest pet peeves as a parent is that there are so many products and services geared towards children that do the playing for them. Everything from electronic toys to live shows are designed to entertain the child rather than encouraging them to participate in developmentally appropriate activities. Kidsville Playtown offers children the props that they need to exercise their imagination and interact with other kids in a safe environment.
From the moment we walked in the door of Kidsville Playtown located at Plaza Camino Real Westfield Shoppingtown , my kids, ages 3 and 4, found plenty of ways to keep themselves busy. Co-owners Amber and Kelly say that "parents really like the fact that they can get their kids away from the television and get them in a place where they can use their imaginations, get exercise, socialize and be safe."
Kidsville has everything a child could want. Themed play centers are filled with toys, furniture, and gorgeous hand-painted artwork to set the mood. It's up to your child's imagination to do the rest.
A dress-up theatre features a full dressing room filled with frilly dresses and other costumes for a preschooler to dress up in before putting on a show on the stage. A jail and a firehouse are side by side and the firehouse has a great fire pole inside that my kids would have played with all day. A schoolhouse has child-sized desks and plenty of books and puzzles. A clinic allows preschoolers to nurse each other back to health. Kelly and Amber say they frequently find parents lying on the cot in the clinic being nursed back to health by their children.
A dinosaur mountain allows for active play and includes several slides and a Jack and the Beanstalk climbing wall. Kidsville has something to appeal to any child and, as the mother of boys, I loved that there were pretend play opportunities for both genders.
Clean and Safe
As a parent, I always want to make sure my kids are playing in a safe and clean environment. In public places, that can often be a challenge. I was extremely impressed with the cleanliness of Kidsville Playtown. Employees were hard at work making sure that the toys in each center were set up again so that every child could have a great experience.
With only one entrance at the front, I didn't have to worry about my children wandering off (or crazy strangers wandering in) and I loved that the seating available for parents was in full view of all the play areas.
Affordable Play for Carlsbad Kids
Kidsville Playtown really makes it possible for you to make a day of your visit. You can leave and go have lunch in the mall or bring outside food back with you. Daily rates are reasonable, at only $10 a day, which is a definite plus in this economy. Children who aren't yet walking are free and sibling discounts are offered to give families with multiple children a bit of a break. Memberships offer further savings and are a great option since after going once, it's pretty much a guarantee that your kids are going to ask to go back.
Kelly and Amber say that they frequently have parents come in and let their kids play while they work on their laptop as an alternative to sitting at home and sitting the kids down in front of a movie. My own kids woke up the next morning and asked to go back, so I'm sure we'll be taking advantage of all the great things that Kidsville offers.

SCORE helped create 68,000 businesses in 2009

Business mentors are volunteers

The business-mentoring program SCORE is serving as a catalyst for economic growth across the country by helping small businesses create jobs, says a new Gallup survey.

SCORE helped create more than 68,000 new businesses and 30,000 jobs last year, according to the survey of its clients, which was conducted from April through June.

One local business that has used the organization's mentoring services is the North Park neighborhood restaurant Urban Solace. Business partners Matt Gordon and Scott Watkins, who have a combined 40 years of restaurant experience, needed help with drafting a business plan. "We were a little lost in what a bank or investors would truly be looking for," Gordon said.

The SCORE mentor helped them refine their plan and obtain a bank loan. The restaurant opened in 2007. Specializing in "comfort food" made with local ingredients, it has exceeded revenue goals by 58 percent. The owners are planning to open another restaurant in Encinitas next year. Gordon said he still calls his SCORE mentor from time to time.
"The thing about them is, I don’t have to speak with them very often but when I need advice, they're there," he said.
SCORE is a nonprofit association dedicated to educating entrepreneurs and helping small businesses start, grow and succeed nationwide. Its programs are funded by the federal Small Business Administration, with a $7 million appropriation last year. The organization relies on working and retired executives and business owners to volunteer as mentors.

Ken Yancey, CEO of SCORE, praised the 13,000 volunteers at the 350 U.S. chapters of the organization.

"They're doing this because they want to, not because they get paid to do it," he said in an interview this week. "Since they're not getting paid, they have the ability and the willingness not only to listen carefully, but also to ask the right questions."
The survey also found:

The group mentored nearly 180,000 aspiring and current small business owners last year, an 11 percent increase from 2008.
61.8 percent of clients surveyed said that they changed their current business strategies after meeting with SCORE counselors.
For every dollar of federal funding, the SCORE clients paid $107 in federal taxes.

Ways to Help Secure an SBA Loan

The Small Business Jobs Bill signed by President Obama in September offers good news for small business owners seeking Small Business Administration financing. The new law extends the SBA loan enhancements first allocated by the 2009 Reinvestment and Recovery Act, reducing fees for borrowers and raising government guarantees on SBA loans from 75 percent to 90 percent. The bill also waives the SBA guarantee fees typically paid by the borrower and increases the SBA loan maximum from $2 million to $5 million. So how do you take advantage of the new provisions? Here are some how-tos to help you obtain an SBA loan:

1. Know the requirements. You’ll need to provide personal and business tax returns for the past three years; an executive summary of your business; a personal financial statement including assets, liabilities, and details of personal income; and copies of your insurance policies.

2. Document debt. You’ll also have to provide documentation of current and outstanding business and personal debt.

3. Improve your credit score. All owners with at least a 20 percent equity stake in the business will need to demonstrate a strong personal credit history. These high-stakes owners also will have to be ready to guarantee the loan personally.

4. Get organized. In our experience, many small business owners aren’t prepared and don’t have all the necessary information and documents available. Making sure your application is complete will expedite the loan process.

5. Explore lender options. Both bank and nonbank lenders make SBA loans. You can find a complete list of SBA lenders on the agency’s website.

You should avoid having preconceived ideas about whether your loan will or won’t be approved. Every situation is different. You should keep in mind that each application is evaluated on an individual, case-by-case basis—including yours.

In his most recent New York Times column ("Here's a Woman Fighting Terrorism. With Microloans"), Nicholas Kristof makes the provocative argument that successful microfinance efforts in the developing world help combat fundamental extremism. Kristof profiles Roshaneh Zafar, a banker turned social entrepreneur now working in Pakistan, who says "Charity is limited, but capitalism isn't. If you want to change the world, you need market-based solutions."

It might be surprising to those who know microfinance in the context of the developing world to learn that it is thriving in America as well. Here at home, microfinance is effectively fighting unemployment, economic exclusion and an evaporating middle class.

At first glance, microfinance looks very different in the U.S. than it does abroad. Domestically, loan sizes are higher to accommodate higher costs of living and doing business in our formalized economy. For example, ACCION has made loans as high as $100,000 in the U.S. (our average is about $7,500). In addition, interest rates must be kept in close proximity to market rates -- a 30 percent annual interest rate is common abroad, but would be considered usurious here.

What You Need to Know About the Jobs Act

CIT Group's Chris Reilly says the Small Business Jobs Act contains much more for small business owners than mere tax credits and incentives—higher SBA loan ceilings

Only one-third of U.S. small business owners consider purchasing real estate a "great" or "substantial" opportunity, according to a survey with just over 300 respondents released this month by CIT Group (CIT). Meanwhile interest rates and commercial real estate prices are at historic lows, says Chris Reilly, president of the company's Small Business Lending division. Reilly spoke recently to Smart Answers columnist Karen E. Klein about lending and real estate opportunities, the Small Business Jobs Act, and her belief that small business owners should take a more progressive, opportunistic approach to running their companies. Edited excerpts of their conversation follow.

Your study showed that only 6 percent of small business owners have purchased one or more properties during the past two years. And 52 percent said they haven't thought about making an acquisition. Is it surprising that more small and midsized companies haven't taken the opportunity to upgrade?

I don't think we were terribly surprised by the results. Small businesses have been hit harder than anybody else in the recession. Thirty-six percent of small business owners we surveyed said that the biggest barrier they faced in securing a loan to buy commercial real estate was current economic conditions. And 19 percent said they couldn't afford a down payment.

What about refinancing current mortgages to lower interest rates?

Only 13 percent of small business owners indicated that they were "very likely" or "somewhat likely" to consider refinancing. But we think that's going to change with the economic indicators improving. We're encouraging businesses that are looking to expand over the next two or three years to consider purchasing that piece of property that a couple years ago may have been out of reach for them.

Eventually interest rates have to go up, but real estate values are predicted to be low for a while. Buying now may be cheaper than leasing in the long run. And refinancing an existing mortgage with an SBA loan could bring monthly payments down meaningfully, which is like putting money into a small business owner's pocket.

The new Small Business Jobs Act allows some small business owners to refinance commercial mortgages using the SBA's 504 loan program. Most of the 306 non-home-based business owners you surveyed said they weren't familiar with the legislation.

The survey was done in early September, before the small business jobs act passed, and 52 percent said they did not know what it was or how it might impact their small business. That was surprising to us, with everything we've been hearing about the lack of access to capital over the last couple of years.
I will say, though, that once this legislation got signed by the President, it did have an impact. Our phones were ringing off the hook with people asking eligibility-type questions.

What kinds of questions are people asking?

We still get people who think they can get 100 percent financing, even with an SBA loan. Those days are gone. You have to be willing to put skin in the game, no matter how the loan gets done.

But hopefully this survey will help educate small business people that the jobs act had a lot more in it than just tax credits and other incentives. It did some historic expansion of the SBA's fundamental programs—particularly increasing loan sizes dramatically, from $2 million to $5 million.

What advice do you give entrepreneurs looking for credit right now?

If your business is still standing, there are probably good reasons for that. So if you have a decent survival story, that's what you should be telling your banker. You need to have annual, if not interim, financial statements with you. The days of shoebox accounting are long gone.

And it doesn't have to be a masterpiece, but you have to have a decent business plan where you tell that story of how you've survived and how you compare to your competitors. Finally, I'd say lenders are going to want you to stick to your knitting. This is not the right environment to be going way beyond your core business strategy.

The Center for Service Learning at USD has two opportunities where microfinance clients can sell their crafts. Also at USD, the Center for Service Learning would like to order food from a microfinance client for the holiday party, so if you are a microfinance client and cater, please let them know!

For the alternative gift fair, they will need to know how many booths you need and will confirm with you the number of booths they are able to reserve. For the Holiday Party, they will need to know the number of vendors so they can set up tables accordingly.
